You need an estate agent that will provide you with the best possible service. Ideally you want to work with an agent from an established brand with a strong market presence in your area. Interviewing the estate agent is an important part of the selection process where you can observe how the agent presents themselves and whether they are knowledgeable about the property market. An experienced and well presented estate agent will provide you with a valuable service that can ease the process of buying or selling property.

South African estate agents are governed by the Estate Agency Affairs Board (EAAB) and anyone who wants to act as an estate agent must be registered with them. The EAAB issues registered agents with a Fidelity Fund Certificate which has to be renewed each year.

The following are some of the things you need to consider before appointing an estate agent:

  • The estate agent’s track record over the last six months.
  • The estate agent’s knowledge of your neighborhood and if they are active in the suburb where you are selling or buying property.
  • The estate agency’s infrastructures, operating system and online data.
  • The estate agent’s marketing techniques and negotiation skills.
  • Can the estate agent provide you with written testimonials?
  • Ask to see proof of the estate agent’s Fidelity Fund Certificate.
  • Can the estate agent provide you with comparative prices of recently sold property in the area where you are buying or selling property.
  • Are they willing to negotiate on the estate agent’s commission.
  • Obtain promises in writing before you appoint an estate agent.
